Flagler Duct Cleaning - How Does Commercial and Residential Air Duct Cleaning Differ?

Air Duct cleaning

Commercial rooftop air handling unit

While some smaller commercial buildings utilize similar or even identical equipment found in residential construction, larger commercial properties will be serviced by more complex machinery. Keeping a multi-story commercial building heated in the winter and cooled in the summer requires very large air handling equipment that moves tremendous volumes of air. This machinery, combined with complicated duct systems, requires highly trained and experienced professionals to ensure not only the cleanliness of the system, but also the integrity of the system itself.

Additionally, many large commercial buildings utilize systems that may include turning vanes, fresh air intake, mixing boxes, filter boxes, and very large heating/cooling coils. All of these components must be treated with care and precision as damage to any of these may result in a deficiency of the system that will appear after the cleaning.

Residential HVAC system

Residential systems typically have a single air handler that houses the fan, filter, cooling coils, and heating element with a supply side and return side. These systems are usually small in size and in larger homes, serviced by multiple systems instead of larger systems. Many air duct cleaning companies can service these types of systems without damaging internal components. In larger commercial buildings where multiple floors are serviced by either one or two air handlers, different areas are zoned utilizing a combination of dampers (automatic or static) and/or VAV boxes (variable air volume.) If proper cleaning techniques are not utilized when cleaning these types of systems, damage of the system will result.

It is very apparent that choosing a qualified company to clean the air ducts of complex HVAC systems could save thousands of dollars in future repair costs, not to mention down time and the very hassle of repairs. Always be sure to check, first, that the company is NADCA approved and maintains a certified representative on staff at all times. Also, ensure that the company is properly insured to remove liability of damages or injury. It is also wise to check for references that the company has experience cleaning on the type of equipment to be serviced.
